Concrete floor cleaning and sealing
Polished, sealed or bare. We scrub it by machine, do the edges by hand, and finish it with a product that's made for concrete, not a wax that looks good for a week.
Concrete isn't tile, so we don't treat it like tile
The easy thing to do with a concrete floor is scrub it and throw a coat of regular floor wax on it. It's shiny the next day and the customer's happy. Then a few weeks later it's scuffed, cloudy, and coming up in the traffic lanes, because that wax was never meant for concrete.
We use a sealer and a top coat made specifically for concrete. It costs a lot more per pail, and we build that into the job, because we want the floor to still look good when you're not thinking about it anymore.
The other thing is the edges. The big machine can't get right into a corner, so we do the edges and corners by hand. It's slower, but it's the difference between a floor that looks done and a floor with a dirty border around it.
A real job

A restaurant with a polished, sealed concrete floor that hadn't had any real work done on it in about ten years. We stripped it, scrubbed it, did the edges by hand, rinsed it clean, and put a proper concrete finish on.
The whole place looked refreshed when we were done, and the owner left us a great Google review. We filmed the whole job start to finish, and it's one of the ones we're proudest of.

The right product goes down
A stripping solution or a degreaser, depending on what's on the floor. Old sealer, grease, or just years of traffic.

Scrub the whole floor
A floor scrubber with a heavy-duty pad, over the entire floor.

Edges by hand
Corners and along the walls, where the machine can't reach.

Vacuum it all up, then rinse
The dirty water gets sucked off, then we rinse until there's nothing left on the floor.

Seal it and top coat it
On a clean, dry floor, with products made for concrete, so it holds.
